Driveways
Concrete, pavers, asphalt. Oil stains, tire marks, grease, mildew. Hot water and degreaser where needed, surface-cleaner attachment for even results.
Driveway oil stains, patio grime, pool deck buildup, sidewalk staining, exterior wall dust. All of it comes off with the right pressure and the right approach. We adjust PSI for each surface, use eco-friendly detergents where they help, and run hot water on grease. Whether you're a homeowner refreshing the exterior, a builder prepping a property for handoff, a GC handling exterior closeout, or a property manager turning over a commercial space, we make the surface look the way it did the day it was finished.
Anyone with a pressure washer can spray water at a surface. The hard part is doing it without damage. Wrong PSI on travertine pits the stone. Too much pressure on stucco strips paint. Hot water on certain coatings strips them. The difference between professional pressure washing and the rental from Home Depot is knowing which approach goes with which surface, and having the equipment to actually do it right.
Our setup includes both hot-water and cold-water capability, surface cleaner attachments for flat areas (so concrete and pavers come out streak-free instead of striped), eco-friendly detergent injection for grease and grime, and adjustable pressure that lets us match each surface to the right PSI. We work the surface methodically, not chaotically, so the result is even from edge to edge.
Whether the project is a homeowner's driveway with years of oil stains, a builder's spec home being prepped for buyer handoff, a GC's commercial parking lot at end-of-project, or a property manager's HOA common areas needing a refresh, the approach is the same. Right pressure, right product, right temperature, surface by surface.
Different surfaces need different approaches. Here's what we work on most often, and how we approach each one.
Concrete, pavers, asphalt. Oil stains, tire marks, grease, mildew. Hot water and degreaser where needed, surface-cleaner attachment for even results.
Flagstone, travertine, concrete, brick. PSI adjusted per surface so stone doesn't pit and grout lines don't blow out.
Travertine, Kool Deck, concrete, pavers. Pool-safe approach: we keep cleaning solutions out of the pool and protect surrounding plantings.
Front walkways, side paths, public sidewalks. Mildew, ground-in dirt, gum, and stains all addressed.
Soft-wash approach on painted walls and stucco so finishes aren't stripped. Removes dust, mildew, cobwebs, and Phoenix grime.
Oil and grease removal from concrete or epoxy floors. Hot water plus degreaser is the difference between "clean-ish" and actually clean.
Patio furniture, BBQ areas, exterior equipment, shade structures. Surface-appropriate cleaning so finishes survive.
Wood, metal, composite, vinyl. Wood requires the gentlest approach to avoid raising grain. Metal can take more pressure. We adjust per material.
Strips chalking and old finishes for repaint or re-stain. Stripped right means new finishes adhere properly and last longer.
This is the difference between a professional and a rental. Concrete can take 3,000+ PSI. Travertine maxes out around 1,200. Stucco and painted walls need 500 to 800 PSI with a soft-wash approach. Hardwood decks need even less. We adjust pressure, nozzle angle, and distance for each surface so cleaning doesn't turn into damage. Combined with hot-water capability for grease and surface-cleaner attachments for even results on flat areas, you get restoration instead of just rinsing.
Done right, pressure washing brings concrete, pavers, and stone back to original color. Done wrong, it leaves streaks, damage, or worse. Here's what changes with the right approach.
Wrong pressure on travertine pits the stone. Wrong pressure on stucco strips paint. Wrong pressure on a wood deck raises the grain. We adjust per surface so removing dirt doesn't create a bigger problem.
A surface-cleaner attachment, hot water for grease, and the right detergent for the job is the difference between cosmetic improvement and actual restoration. Concrete can come back to its original color. Pavers can look like the day they were laid.
Sun-baked grime, monsoon mud splatter, pool chemical residue, hard-water deposits, and the specific algae and mildew that grow in Phoenix's microclimates. Our approach is built for the conditions you actually have, not generic pressure washing.
Whether you're a homeowner restoring an exterior, a builder prepping a handoff, a GC closing out, or a PM running HOA common areas, this is exactly how we get the surfaces back.
We assess every surface, identify damage risk, and quote a flat price. Surface-specific PSI plan included.
Furniture and grills moved or covered. Plants protected. Electrical outlets bagged. Drainage paths checked. We protect what isn't being cleaned.
Surface by surface, right PSI, right detergent, right temperature. Methodical work for even results edge to edge.
We walk the property with you to confirm every surface is back to expected condition. Anything that needs another pass gets one before we leave.
Tell us what surfaces need restoration, whether you're a homeowner, builder, GC, or property manager, and we'll walk it, quote it, and bring it back to the way it should look.
Not when done with the right PSI. We adjust pressure for each surface: high for concrete, lower for travertine and stone, soft-wash approach for stucco and painted walls. The damage from pressure washing comes from using too much PSI, not from pressure washing itself.
Yes. Oil and grease need hot water plus a degreaser to actually break down. Cold water alone just smears them around. Our setup runs hot water and we inject the right detergent for the stain. Most oil stains come out completely; very deep or set-in stains may improve significantly but not always to like-new.
Both common in Phoenix and both need a careful approach. Travertine maxes out around 1,200 PSI before pitting starts. Pool decks need pool-safe detergents and we keep solutions out of the water. We've done hundreds of these and know the limits.
Yes, with a soft-wash approach. Painted walls and stucco can't take high pressure without stripping the finish, so we use lower pressure with the right detergent to break down dirt, mildew, and cobwebs. Then we rinse clean. Walls come out refreshed without finish damage.
Yes. Pressure washing strips chalking, dirt, and old finish residue so new paint or stain adheres properly and lasts longer. We coordinate timing with your painting contractor so the surface is ready when they arrive.
